Description

In this short form tenancy contract, the lessee’s obligations include paying the rent and utility charges, service charges, security deposit, making alterations only at the consent of the landlord, and maintaining and repairing the premise in case of damage caused by the misuse of the tenant.

This agreement is governed by Dubai Law No. 26 of 2007 on the Organization of the Relationship between the Lessors and Tenants in the Emirate of Dubai (as amended by Dubai Law No. 33 of 2008).

Dubai Decree No. 43 of 2013 determines the increase in the real estate rent in the emirate of Dubai.

It is important to note that Dubai Land Department (DLD) provides its own unified Ejari tenancy contract which must be submitted to DLD. This tenancy contract template grants further rights and imposes further obligations on the parties to protect the interests of each party.

The parties should register this tenancy contract with the Real Estate Regulatory Agency (RERA) in the Emirate of Dubai.
